Applicant Frequently Asked Questions
You will be contacted via email by our Leasing/Property Manager. We will provide instructions on where to pay your security deposit and/or first month’s rent. Within 48-72 hours or 2-3 business days you will need to mail or deliver a cashier’s check/money orders for at least the amount of the security deposit in order to hold the property. If the property is ready to occupy, you can also pay the first month’s rent to be given the keys and take possession.
Once your application is approved and the security deposit has been paid, in most cases, you will have to take possession within 30 calendar days.
Once the security deposit is paid and lease is signed you have committed to rent the property. If you fail to move in as agreed in the lease you will forfeit the deposit. The forfeited deposit pays the owner for holding the property for you. You should not pay a deposit to hold a property unless you are sure you are going to move in.
All adults age 18 or older must sign the rental/lease agreement prior to receiving the keys. This includes all persons intending to reside at the property that are eighteen years or older no matter what relationships are involved.
Typically, the lease agreement and related Addendums will be sent to each of the Adult applicants/occupants via email using DocuSign for electronic signatures. If any of the parties do not have an email address, we will schedule an appointment during normal business hours to sign the lease agreement in person.
All adult residents should read the entire lease agreement before taking possession. A copy of the agreement we use will be provided upon request. When reviewing the lease document(s) sent to you for signing, pay close attention to the start date, rent amount, prorated rent (the amount due your second month), and end date. Keep in mind that you cannot sublease the property, only those listed on the agreement may live at the property. Also take note if the appliances listed are correct and that who is responsible for yard maintenance is correct. The written agreement is the only agreement we have with you, no verbal agreements are allowed.
You will pay a full month’s rent prior to move-in before keys will be released. If you move in any day after the first day of the month, your second month will be prorated. That means you will only pay for the days you had possession in your first month. Your lease agreement will indicate the dates and the amount of your rent proration due for the 2nd month. Keep in mind, rent will be due on the 1st day of each month and is not dependent on the date you actually move-in.
Keys will be issued as soon as the lease agreement is signed by all adults and all funds are paid including the entire security deposit and a full month’s rent.
We complete a written report before release the keys to you including digital photographs of the exterior and interior of the property which are kept in our property file. You will review and sign the written report and be sent a copy of it. You will have seven (7) days after taking possession to let us know about any additional items you want listed on the move in condition report. After seven (7) days we will assume you agree with the report
